The largest village of the north
Volimes is a mountain village spread across the hills of north-western Zakynthos, with Ano (upper) and Kato (lower) Volimes and smaller settlements around them. It is known for its handmade lace and woven goods, its honey and cheese, and roadside stalls where local families sell what they make.
The west coast here is wild and high, with some of the most famous views on the island. Navagio, the Shipwreck Beach, lies on this coast, and the small port of Agios Nikolaos below the village has boats to the Blue Caves.
Why buyers choose Volimes
Space and views for the money. Large plots with open sea views are available at prices that would be hard to find on the south or east coast, and the land is often suitable for a house or a small group of stone villas. For buyers who want to build their own place, Volimes offers a lot.
Traditional stone houses are another reason. Many can be restored into characterful homes or guest houses for visitors who want a quieter, more authentic Zakynthos.
What to know before you buy
Volimes is remote by island standards: about an hour's drive from town on mountain roads, with fewer services and a very quiet winter. Summers are cooler than on the coast, which many owners love. Check water supply, electricity, road access and building rights carefully for every plot, and make sure the view you buy is protected by the land around it.
Who Volimes suits
Buyers who want peace and nature, who plan to build or restore, and who are happy to drive for shopping. It suits creative projects and boutique hospitality more than mass rentals.
