The strip and the village behind it
Laganas sits on the long sandy beach of Laganas Bay, on the south coast of Zakynthos. From May to October the road down to the beach fills with bars, clubs, restaurants and shops that stay open late into the night. It is energetic, it is loud, and for many visitors it is the reason they come to the island.
Step back from that road and the mood changes completely. The streets behind the strip and the inland areas towards Pantokratoras and Lithakia are quiet, green and residential. This is where many of our buyers end up: close enough to walk to the beach, far enough to sleep well.
Why buyers look at Laganas
The main reason is rental demand. Laganas is one of the most visited resorts on the island, and holiday homes, studios and villas with pools within reach of the beach are booked through the whole season. Being a few minutes from the airport helps too, both for guests and for owners who fly in for a long weekend.
It also has the widest choice of commercial property on Zakynthos: shops, bars, restaurants and small apartment blocks that already trade. For an investor who wants an income from the first summer, Laganas is usually the first place to look.
What to know before you buy
Laganas Bay is part of the National Marine Park of Zakynthos, created to protect the loggerhead sea turtle (Caretta caretta), which nests on these beaches every summer. Building rules are stricter in the zones closest to the protected beaches, and some beaches have restricted access at night during the nesting season. Before you commit, your lawyer and engineer confirm which zone a property is in and what can legally be built there.
Think honestly about noise. A house on or near the strip is a strong rental but not a peaceful home in July and August. If you plan to spend the summer there yourself, look a few streets back or towards the quieter edges of the bay. And remember that Laganas is seasonal: in winter most of the strip closes and the area returns to village life.
Who Laganas suits
Rental investors, buyers of commercial property, and people who want to be where things happen in summer. Families who want the beach without the nightlife do well on the inland side, where plots are larger and prices are often lower.
