Clear water at the top of the island
Agios Nikolaos is a small port on the north-east coast below Volimes, near Cape Skinari and its lighthouse. In summer, boats leave from here for the Blue Caves and along the coast towards Navagio, and a seasonal ferry has linked it with Kefalonia. There are a few tavernas, a beach of pebbles and very clear, deep blue water.
Around the harbour, the land is a mix of olive groves, stone walls and scattered houses on the slopes.
Why buyers choose Agios Nikolaos
It offers a calm, nature-first Zakynthos with a working harbour on the doorstep. Stone houses, small plots and olive land here suit buyers who want a retreat, and the steady flow of summer boat visitors creates opportunities for small, well-run hospitality, from rooms to a café.
Prices for land and older houses are often moderate compared with the south of the island.
What to know before you buy
Like Volimes, this is a remote corner, about an hour from town. Services are limited and winter is very quiet. Check access roads, water and electricity, and confirm building rights and any coastal restrictions with your lawyer and engineer before you commit.
Who Agios Nikolaos suits
Nature lovers, buyers looking for a quiet retreat, and small hospitality projects linked to the harbour.
